Real Estate in the Brownwood, Texas area has been a whirlwind of crazy this past year. We are seeing this all over Texas with the increase in demand for housing and land while there is a shortage of inventory.
It's definitely no secret now that its a sellers market and the buyers most of the time are forced to get into a bidding war with nearly 10 plus other offers. For sellers, its definitely an opportune time to be able to sell your home or property but you will definitely need a place to go. I always try to express to my clients to make sure you have that part figured out before we list so that you don't end up without a place to stay after your place is sold.
While that seems like a scary scene for a buyer there are still ways to navigate this market. I personally have found creative ways to find off market properties but also to structure contracts the way you need it to in or order to be competitive against cash offers. If you are a cash buyer, than a lot of sellers are still looking for that cash option since it does simplify your transaction. That being said, buyers that have a lender involved shouldn't lose hope but more importantly just be prepared and ready for it. My advice would definitely be to fine tune what you are looking for and to be ready for when that house pops up. Prequalification Letters with lenders are so important in any scenario but even more-so now. The last thing you would want to happen is to have your dream home slip away because you had to wait longer than expected for a prequal letter from the lender.
